Probationary tenancies
All new tenants are probationary or “trial” tenants for the first 12 months after moving into a property. Probationary tenants do not have the right to buy or exchange their home and they do not have the right to be consulted about any changes to the tenancy rules.
After the first 12 months, if there haven’t been any problems with the tenancy then the probationary tenant automatically becomes a normal secure tenant.
However, if the tenant breaks one of their tenancy rules for whatever reason - including causing any nuisance or not paying their rent - we can take legal action against them much more quickly than a secure tenant.
