Energy Performance Certificates

With Effect from 6 April 2008 where a building is to be sold or rented out the seller or landlord respectively is required to provide the buyer or prospective tenant with a valid energy performance certificate (EPC). This applies to new dwellings or dwellings created by conversion and to all other buildings with a floor area greater than 10,000m2

EPCs can only be issued by an accredited energy assessor and they must be registered and will be available to view at www.EPCregister.com Each certificate is identified by the property or its unique reference number.

It is also the duty of local authorities and other Building Control Bodies to ensure that an EPC has been provided and a Completion Certificate will not be issued until confirmation is received that this has been done.

The Building Control service oversees building work to ensure compliance with building regulations and safety standards.
