Stock Condition Surveys

Tower Hamlets Council manages more than 11,000 council homes. We want all residents to live in safe, comfortable and well-maintained homes.

To help us look after our homes and plan future improvements, we carry out regular stock condition surveys.

What is a Stock Condition Survey?

A stock condition survey is a visual inspection of your home. It helps us understand its condition and identify any work that may be needed in the future.

The survey looks at key parts of the home, including:

  • Kitchens and bathrooms
  • Windows and doors
  • Roofs
  • Boilers and heating systems
  • Other important fixtures and features

The information collected helps us:

  • Identify health and safety issues
  • Understand the condition of our homes
  • Plan future maintenance and improvement work
  • Meet legal and regulatory requirements
  • Invest in homes where improvements are needed most

Who is the Survey For?

These surveys are for council tenants only and do not apply to leaseholders.

Why Are We Carrying Out These Surveys?

The Regulator of Social Housing requires councils to have accurate and up-to-date information about the homes they own and manage.

Tower Hamlets Council has appointed Ridge & Partners to carry out these surveys on our behalf.

Access to Your Home

As your landlord, we need to access your home from time to time, usually at least once every five years, to make sure it remains safe and well maintained.

Ridge & Partners will write to you before surveys begin in your area.

A surveyor will normally visit within two months of you receiving the letter. Visits take place Monday to Friday, between 8am and 6pm.

If no one is at home, the surveyor will leave a calling card and make up to two more attempts to visit.

What happens during the Survey?

The surveyor will need access to all areas of your home, including:

  • All rooms
  • Loft or roof space (where accessible)
  • Cellars
  • Gardens
  • External boundaries

Please make sure any pets are kept in a separate room during the visit.

Most surveys take less than one hour, with around 30 minutes spent inside the property.

The surveyor may take photographs of items such as kitchens, bathrooms, boilers and windows, as well as any issues that may need attention.

After the Survey

Having a survey does not mean work will be carried out straight away.

The information gathered helps us understand the condition of our homes and plan future maintenance and improvement programmes. This helps us prioritise investment where it is needed most.

Important Information

Surveyors cannot deal with repair requests or tenancy enquiries during their visit.
