Nearly 2,000 homes approved in major regeneration of East End estate

Plans to build nearly 2,000 homes in the East End of London as part of major regeneration project, were given the go-ahead at a Tower Hamlets Council meeting this week (July, 8). 

The plans, brought to Tower Hamlets Council’s Strategic Development Committee by Poplar HARCA and the Hill Group, will see 535 homes on the (1950s) Teviot Estate in Poplar knocked down and replaced by 1,928 brand new homes – nearly quadrupling the number of available homes. 

The council-approved plans include 411 homes for social rent, including 202 family-sized properties.

The first phase of the scheme will deliver 44% affordable homes. Across the full development, at least 35% of homes will be affordable, based on habitable rooms, helping to meet local housing needs through a mix of social rent and intermediate housing.

To help increase this in later phases, financial reviews will be built into the legal agreement, which could enable the delivery of additional affordable housing.

The development will include shops and office space, a mosque, a community centre and nursery, and a new pub.

It will also deliver new public open spaces and play areas, improvements to Langdon Park, and upgrades to local infrastructure to improve connections across the area.

The existing homes will be demolished in phases, with construction taking place over several years across 21 building plots.

“At a time when many councils are struggling to deliver affordable housing, Tower Hamlets is making real progress towards our goal of 4,000 new affordable homes. This development will help tackle overcrowding and ensure more local families can stay in the borough they call home.

“Beyond housing, the scheme will bring wider benefits to Poplar helping to create a more inclusive, better-connected neighbourhood where residents can thrive.”
